The builders in the Nothern Virginia area all have some specs, some close out specials and walk aways. Specs are homes that they have/are building that have not been sold yet but are being built on "spec"ulation of a buyer. Most have tons of upgrades and options included.  Close outs are homes that are in the last phase of building and have special deals on them. Most of the sales people have "back pocket money" and they do not give that out readily.  Walk aways are homes that the builder has sold, and then for whatever reason, the buyers "walked away" from the deal..... leaving their deposit of a lot of money.  So the builder can realistically sell them cheaper because they already have 10, 20 ,30, 40 ,50+ thousand dollars in the home, cash already.

How does this help you?  As a former sales manager for two of the areas leading builders, I know and have a great relationship with most builders.  They will confide in me what back pocket deals they have, or will call me when they get a walk away.
